Legal Collections Manager

Handle legal collections, frequently liaising with clients / landlords to demonstrate progress made on a monthly basis in increasing the percentage of arrears collected and reducing the number of legal matters through write-offs and settlements, negotiating with tenants regarding the settlement of arrears, general assessment of handovers of legal tenants to attorneys, preparation and finalisation of write off proposals, expedition of legal matters, and stringent monthly reporting.

Debt Collection in respect of arrears rentals, as well as other damages suffered by the landlord; Negotiating the settlement of arrears; General assessment of legal handovers and supporting documentation. Ongoing liaison with business units in this regard; Handover of legal tenants to attorneys and the ongoing management of panel of attorneys in accordance with service agreement concluded with attorney, in order to keep legal spend low; Intensive, demanding and ongoing filing, administration and maintenance of legal files; Preparation and finalization of write off proposals; Protection of the client / landlord’s interests in the event of tenants placing themselves under business rescue, or going into liquidation; Expedition of legal matters by regular and efficient communication both internally and externally;

Compilation of monthly legal reports; Attending monthly meetings with the clients / landlords to discuss the legal reports and take new instructions; Monitoring of legal costs versus debt recovery, and reporting to the clients / landlords on efficiency of legal spend; Ensuring compliance with administration systems and controls; General advice on the legal remedies / options available to the client / landlord, e.g. soft collections in cases with poor merits; General correspondence and liaison with Key Account Managers, Lease Administrators, Debtors Administrators, Property Managers, Facilities Managers, Portfolio Managers, as well as instructed Attorneys; General legal advice and opinions in respect of agreements typical to the property industry, using standard templates and in consultation with the instructed attorneys; Negotiating settlement agreements; Assisting in effective management of the lease administration system; Vetting and settling lease agreements, addenda, annexures to lease agreements, using approved standard templates and in consultation with the instructed attorneys; All aspects and duties relating to the protection and enforcement of the legal rights of the client / landlord; Conduct monthly handover training to business units, explaining how legal matters should be handed over to Legal and documents to be contained in handover pack; Create efficient electronic filing system with all legal matters, and keep same up to date
